Project Requirement(s)
All decisions for the placement of utilities (electric panels, plumbing) must be discussed with Hunter Casillas before they are finalized.
The final architectural drawing must be a “Certified Architectural Plan” in compliance with HUD FHA 203k Single-family home guidelines. I put the document

Our End Goal
The property is a 2bd 1.5b home, with a detached garage about 8ft away from the home. The main home is on pier and beam and the garage is on a slab.
Eventually we will convert the garage into a master bedroom - but that’s a separate project. For now, we simply want to lay the plumbing, electric, walkway, etc. (Detailed below)
Project Scope
Connect Home to Garage: Creating an enclosed ~30sqft walkway from the main home to the Garage (there is a linen closet that looks like a viable spot to knock out a wall, unsure if plumbing/electric would need to be moved)
Plumbing: Tap into existing plumbing & run pipe to Garage. We’ll opt for in-wall plumbing to avoid breaking the slab. The goal is to lay the “plumbing foundation” for our remodel later down the line.
Electric Breaker: Move the breaker box to another location in the garage. The garage does have a breaker box but I’m not sure where the wires are coming from. Potentially consider redoing this.
Electric for HVAC - Later on we will be opting for a ductless heat/cooling unit. If any additional electrical is needed, we’ll include this on the plan.

Our Timeline
Per 203k we need architectural drawings by May 4th so that it can be submitted to underwriting and close by the 29th. We have a baby due June 9th. We can request to shift the closing date if needed but this is not ideal. If we can pay extra to expedite the drawing, we will.
