Design Small Oriental/Korean Styled "City Cabin" with a broad cupola, on Walkout Lot, With 2 Master BR & Garage Beneath (around 900 square feet +- on main level) with 2 master suites. It is intended to be a Carriage House design. Need to design specific to site, which is a walkout site, featuring a 12% slope, a survey was recently completed, together with topos. It must also be designed according to a specific municipal checklist.
Must include, electrical design, plumbing, HVAC, etc. Need to be planned for 2" x 6" wood framed construction and 6 inch ICF walls, so that we may send plans out for bid for either type of construction. Requires cross sections as if building was cut down the middle of a wall to illustrate profile of building for municipality. The broad cupola will feature operational windows on all sides, with a decorated (on the exterior, for aesthetics), reversible barn fan, facing the North side (to aid with whole house ventilation), it must be wired for switching from a convenient location on the wall below.
The lot has a major street on the north side, with an undeveloped street that's used as more of an alley/parking lot on the south side, and a 12 foot alley seperating it from the lot on the east side.
The focal point of the house must be on the south west side, with an orientation of the front, toward the north. The top portion will contain the 2 bedrooms with 2 full baths, 1/2 bath, pantry, laundry, study room, and have an open, eat-in kitchen, combined with modest sized living room. The lower area, will have a 2.5 car garage, with the bay doors facing south. Behind the garage bay, there must be a seperate area for a utility room and a guest bedroom with full bathroom. This room will serve 2 other purposes: entertainment and tornado storm shelter.
Must include electrical design as well as plumbing. We intend to use Pex tubing with copper fittings for the plumbing. Must also include HVAC design. We intend to use either, electric baseboard heat; electric or gas boiler heat (like a Munchkin unit, for instance) along with a mini-split air to air heat exchanger for heating/cooling (too cold in Minnesota to use without supplementary heating system); we'll supplement with a wood burning stove (we have abundant firewood), an inexpensive alternative.
