Small home addition design and plan

Job Description

Hello. I am hoping someone can help me with a small project I want to do on my house. I have a detached garage on my property that I would like to put a second story on. I will need to submit architectural drawings and plans for the construction to my city to obtain a building permit which I will submit as an owner-builder. I would like for the roof and style of the addition to look the same as that of the main home on the property (flat roof). My home is Spanish style adobe (picture attached).

I also have a completed land survey of my property that I can provide to you for set back requirements etc. and exact dimensions.

The dimensions of my garage are 22 feet long X 20 feet wide.

The addition above the garage will be for a really nice vacation rental (I am very close to the beach). My idea is that this could have: one bedroom, open living area, small kitchen and one full bathroom and a laundry closet large enough for a stack-able washer and dryer. A small balcony would be nice with french doors opening onto the balcony. This residence will obviously have a separate private entrance (stairs) leading up to the residence.

I have included pictures I took of the garage and also of the main house on the property so you can see the style that I would want the garage to be.

I am really not sure how long it will take to do these plans so they can be submitted to the city for a building permit. If this project goes well I may also want to have a second story addition drawn up for my home (but this is a future project). If the estimates I have entered for estimated duration of the job are incorrect then please correct me.

I am looking for someone who has great communication skills and can produce the kind of plans I need to obtain a building permit and who can help me to modify or submit additional information if the city requires it. Obviously electrical and plumbing plans will also be required. Does this fall into the architectural design? Sorry for my ignorance on these matters.

I am also looking for someone who has great exterior and interior design skills so that this project looks great and uses space efficiently.
