Create clean HTML/CSS from existing website

I am programming a website for a client that must look like their existing website. I'd like you to use their existing site to create an HTML template that will be used as the basis of the new, programmed site.
The current site seems to have CSS referenced in files, inline in the HTML, and somewhat messy, but not terrible, HTML. Your job is to make the code as clean as possible for me to program with. For example, this will involve condensing the CSS into a more organized form, removing extraneous tags from the HTML, and HTML5-ifying it to the extent possible. You will need to create several templates that are variations on the same main template. The following templates are needed: basic (the shell of the site with the contents in the middle empty) and sidebar (the same thing but with a left sidebar for dynamic content).
The current page layout is very basic: logo at top, navigation bar under that, and main content area. This is a pretty simple layout and the focus for this project is on clean HTML and cleaning up the look as appropriate -- this is not a design-from-scratch endeavor or super fancy design.
If possible, please provide an example that is similar in scope to this or at least something that shows your awesome HTML chops. Thanks. It should be possible to knock this out in a day or two at the most.
