Scope of Work for Prefab Home Builder Drawing/Design Support Project Overview: The project involves the customization and scaling of a prefabricated single family home kit provided by a specific supplier. The final design must be unique and contemporary but must strictly adhere to the supplier's specifications and materials to ensure compatibility for assembly and integration. The aim is to scale up the original design to a 1,000 square foot log home with a tailored interior layout featuring three bedrooms and one bathroom. We are starting with engagement on only 1 of our 5 pre-fab plans that will go into production this year. For a successful first project, we will ask that our architect/drafter of choice continues to work with us heading up our design for our other 4 pre-fab models. Objectives: 1. Design Customization: Customize the supplier’s existing design to meet specified requirements while ensuring the design remains compatible with the kit's components and materials. 2. Scale Modifications: Increase the overall footprint of the original prefab design to 1,000 square feet, maintaining structural integrity and supplier specifications. 3. Interior Layout Redesign: Design an interior that includes three bedrooms and one bathroom, utilizing the space efficiently within the new scaled dimensions. Detailed Tasks: 1. Use of Supplier’s CAD Files: - Start with the CAD files provided by the supplier to ensure all modifications are compatible with the original materials and design elements. - Any deviations must be approved and must not compromise the assembly and material specifications of the original kit. 2. Design Development: - Develop detailed architectural drawings reflecting the scaled-up dimensions and customized layout. - Include foundation plans, roof plans, and detailed floor plans. - Ensure that window and door specifications meet local code requirements, considering the supplier's European sizing if initially included in the kit. 3. Material Specifications: - Specify materials that match or are equivalent to those provided by the supplier in the original kit. - Provide alternatives only where necessary and approved, ensuring they do not affect the compatibility or structural integrity of the kit. 4. Compliance and Code Considerations: - Verify that all design elements adhere to local building codes and regulations. - Adjust window and door openings and other structural elements to comply with local standards without altering the supplier’s basic design and material specifications. 5. Final Deliverables: - Construction-ready drawings which include a. Foundation Plan b. Floor Plan c. Elevations d. Roof Plan e. Window and Door Schedule. This will be the initial deliverable, and if engaged for further work after this first deliverable we will then move to structural, and MEP (mechanical, electrical, plumbing) plans in a second deliverable. The second deliverable will also include engaging the architect of choice to design our 4 additional pre-fab building designs which we will be producing at scale with our supplier. that we will be using for mass that we will need completed with full and complete architectural drawings. - Detailed specifications document outlining all materials and components to be used. - An itemized list of all changes made to the original CAD files and reasons for such changes to maintain transparency and record compatibility considerations. 6. Coordination and Communication: - Regular updates and coordination meetings to discuss progress, challenges, and any adjustments needed. - Final review and approval of all designs and specifications by the client before submission for construction. Expected Outcomes: The architect will provide a final design that effectively utilizes the supplier’s prefab kit while customizing the structure to meet the specific needs of the client, ensuring all modifications are feasible for prefab construction and meet all regulatory requirements.

Homebuilder in need of document preparation to include siteplan, architectural/structural/electrical plans. Most plan sets are either purchased or have been done in house but need to be changed to meet builder specifications for each project type. Rarely, if ever, will plans need to be drawn from scratch. Projects require a moderate-to-advanced level of practical construction knowledge over and above drafting skills. Accompanying each plan set will be detailed notes of what needs to be changed but it is expected that some small items not explicitly called out, perhaps small detailing, are fixed as part of the process. At the conclusion of the process we expect a full permit set of plans as well as the .dwg files for future use. Any licenses required by purchased plans will be sent along with the job information should a project be awarded. We expect that given the level of detail required/changes that are typically made, a full permit set should be turned around in 2 weeks - including revisions.
